Property Management Pricing
Traditional Long-term rental property management: Typically 10% of gross rental income.
General owner responsibility - Keep the property in good standing with financial, HOA, City/State institutions.
General Property Management responsibility - List/market property, manage revenue, tenant screening & communication, ensure maintenance & upkeep, address all on-site needs for the property & tenants. Also, send an itemized report at the end of each month and distribute profits to you.
Short-Mid term rental property management: There is not an exact industry average for fees due to various factors of each unique property. However, there are common rates based on service level that can allow for a close estimate or range. Here are some general examples:
Full-Service Short-Midterm property management: 25% of the rental income collected (after cleaning, tax, platform fees)
General owner responsibility - Keep the property in good standing with financial, utility, HOA, City/State institutions.
General Property Management responsibility - List/market property, manage revenue, guest screening & communication. Manage cleaning, quality checks & maintenance. Purchase/stock/refill all consumables, and address all on-site needs for the property & guests. Also, send an itemized report at the end of each month and distribute profits to you.
Co-hosting Property Management can be calculated as a percentage of gross rental income OR a flat rate. It will generally fall in the range of $300-$500 per door depending on individual property needs and whether owner or property management covers consumables.

With our customizable packages, you decide how little or how much responsibility you want to take on and we will handle the rest. We also do not believe in locking you into a long or complex contract. Adjustments can be made if your needs change, so you always have peace of mind. Arise Properties was established in 2022 by owner Arisa McRoberts to separate her property management work from her work as a Real Estate Agent. As property management and co-hosting grew with business partners in Real Estate, her husband (Project Manager & Industrial Engineer) joined the team. Additional team members improve coverage, response times, quality inspections and preventive maintenance. Arise has also assembled an exceptional team of cleaners. This enables them to take on additional properties as well as self manage their own short and long-term investment properties.
